DEEP ROD MONUMENTATION & MONITORING

Forte and Tablada, Inc. offers deep rod monumentation and monitoring. The survey control points are marks set in the ground that are assigned coordinate values (such as latitude and longitude or Northing and Easting) and elevations.  These marks are the reference points between a set of engineering design plans and construction activities.  These marks can also serve as the reference, or datum, for monitoring a structure for long-term movement or deformation.  For most projects with a short construction duration, an eighteen-inch long rod is set in the ground as a control point. Unfortunately, South Louisiana is susceptible to a geological phenomenon known as subsidence, or the gradual sinking of an area of land.  Control points set only eighteen inches deep are also susceptible to subsidence which changes the elevation of the reference point on the ground.  Deep rod monuments are 9/16 inch diameter steel rods that are driven to a depth of 60 feet to 90 feet.  The depth and material of the deep rod monuments create a stable mark to establish coordinate values and elevations.  Forte and Tablada, Inc. recommends deep rod monuments for projects that have a long construction duration, monitoring survey projects, and large-scale projects in coastal regions.

RIGHT OF WAY MAPPING

Forte and Tablada, Inc. provides Right of Way Surveys. A Right of Way Survey is a boundary survey depicting the limits of private ownership and that of the entity/agency that has the interest or jurisdiction of the subject property. Depending on the location of the site, the entity/agency may be the State, Parish, or City government.  Forte and Tablada, Inc provides the land surveying services required to either mark, on the ground, the location of existing rights of way for construction, and/or survey and map proposed rights of way for inclusion in title documentation.

ALTA/NSPS SURVEYS

An ALTA/NSPS Survey is a detailed survey performed by a registered licensed surveyor, prepared in accordance with the standards specified by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). An ALTA Survey shows the boundaries of the property, the location of improvements on the subject property, including all structures, fences, utility lines, roads, etc., along with the location of any/all easements as provided to us by closing attorneys.

BUILDER'S PACKAGES

Forte and Tablada, Inc. provides builder's packages to contractors or homeowners building residential or commercial structures. The packages typically include a Proposed Certificate of Elevation (PCE) for the building permit, a boundary survey for the contractor to layout the building on the lot, a slab survey that is usually required by the lending institution (construction loan), and a Final Elevation Certificate for the occupancy permit. These packages can also sometimes include a No-Work Affidavit (for closing attorneys) and/or an Under Construction Elevation Certificate that more and more municipalities are starting to require prior to pouring the slab for a structure.

CONSTRUCTION LAYOUT

Forte and Tablada, Inc. provides construction surveying layout services. We work closely with owners, architects, contractors, and government agencies to layout projects in accordance with the design plans to the specified horizontal and vertical datums.  We also provide construction quality control through independent back-checking of contractor supplied survey layout and can also maintain a survey control network.
